The Challenge

Our client, New Charter set out to improve their existing site by replacing post World War II prefabs with new off site manufactured homes as a pilot scheme. The team included the developer, Bowsall; Principle Contractor, Globe; Architect, JDA; Manufacturer, Factory Homes and us as Employer’s Agent.

The Outcome

In March 2013, existing tenants were rehoused and New Charter took possession of the site. Off-site construction of the units allowed for site preparation to take place simultaneously. The dwellings were finished with half render/half brick slip

In November 2013, the site was completed and tenants moved back into Boundary Close.

The cost was £97k per unit (£25k per unit HCA funding).

Results

New Charter say their tenants are extremely happy with their new homes and have noticed a significant reduction in their energy bills. The build quality was so high that there was very little need for touch-ups or fixing minor faults.

The homes have full accreditation and guarantees and will last as long as any timber built house. The build was completed significantly quicker than a traditional onsite project
