MacNair Court, Church Lane, Marple


The works comprised the refurbishment and conversion of the existing late 1800’s villa to form five two bedroom four person flats for shared ownership.

The two 1970’s three/four storey flat roof ‘wing’ extensions were demolished and replaced with two modern timber frame extensions that provided twenty three apartments for shared ownership.

The extent of refurbishment and remodelling to the Villa raised concerns regarding risks and how these could be removed, mitigated and or managed. We suggested that the Client undertake a number of surveys e.g. bat survey, structural condition survey, timber and damp survey, asbestos survey.

Being able to present these surveys to the contractor enabled the contractor to price the risk items with a degree of knowledge, thus enabling them to keep their costs down. The survey information was also essential to the design team in design the remodelling of the Villa.

There were a large number of planning conditions associated with the redevelopment of this site particularly around the conservation officer’s requirements and the large number of pre-commencement conditions that needed to be discharged.

Only by working together as team and by holding a series of meeting with the construction team were the conditions discharged in an expedient manner.

As the apartments were for shared ownership it was essential that the client’s sales team were engaged early and invited to site progress meeting.

This ensured that show flat was provided at the earliest opportunity and that the sales teams requirements regarding finishes, power and lighting could be achieved, giving the client maximum marketing exposure.
